What Does the Inspector Look At?

1. Building Code Compliance
Was your home built to the Florida Building Code (2001 or later)? Homes built in 2002 or after generally receive automatic baseline credits because they were constructed under stricter wind-resistance standards.

2. Roof Covering
The type and installation method of your roofing material. Products that meet Florida Product Approval standards and are properly installed score higher. If your roof was installed or replaced after 2007, it likely meets current code requirements.

3. Roof Deck Attachment
How the plywood or OSB sheathing is fastened to the trusses or rafters. Homes with 8d ring-shank nails at 6-inch spacing perform significantly better and earn bigger credits than those with staples or wider nail spacing.

4. Roof-to-Wall Connection
How the roof structure is attached to the walls. Clips and single wraps are good; double wraps and structural connectors (hurricane straps) earn the highest credits. This is one of the biggest single factors in your wind mitigation discount.

5. Roof Shape
Hip roofs (sloped on all four sides) are the most wind-resistant design and earn the largest credits. Gable roofs (the classic triangular shape) are more vulnerable to wind uplift and receive smaller discounts.

6. Secondary Water Resistance (SWR)
A self-adhering waterproof membrane applied beneath the roof covering. If your shingles get torn off in a hurricane, this barrier prevents water from entering your home. This feature alone can provide a significant discount.

7. Opening Protection
This covers every opening in your home: windows, doors, skylights, and garage doors. Impact-rated windows, hurricane shutters, and impact-resistant garage doors all qualify. This is an all-or-nothing category — if even one opening lacks proper protection, you may not receive any credit in this section. Impact windows alone can reduce your windstorm premium by up to 45%.

New Builds Get the Best Discounts

If your home was built in the last five years or so, you're in the best position. Newer Florida homes are built to the latest building codes, which require many wind-resistant features as standard. Most new construction homes automatically qualify for substantial wind mitigation credits, including proper roof deck attachment, hurricane straps, and often impact-resistant openings.

Even if your builder didn't install impact windows, a new home will still score well on most of the other categories. Adding impact windows or hurricane shutters later can push your discounts even higher.

Older Homes Can Benefit Too

Even if your home is older, a wind mitigation inspection is worth getting. Many older homes have had roof replacements or upgrades that qualify for credits. If you've replaced your roof since 2007, added hurricane straps, or installed impact windows or shutters, those improvements will show up on your wind mitigation report and lower your premium.

If your current report shows areas where you're missing credits, you can make targeted upgrades. For example, adding hurricane shutters to all openings or having your roof-to-wall connections reinforced can pay for themselves through insurance savings within a year or two.

My Safe Florida Home Program

Florida offers the My Safe Florida Home Program, which provides grants to help homeowners pay for wind mitigation improvements. The program matches $2 for every $1 you spend, up to $10,000 in grant funding. For the 2025-2026 fiscal year, the state has invested over $180 million into this program — the largest investment in Florida's home hardening program since it started. Free inspections may also be available through the program for qualifying homeowners.

Getting a wind mitigation inspection is straightforward:

Step 1: Contact a licensed inspector. Look for someone certified by the state of Florida — this includes licensed home inspectors, general contractors, professional engineers, and architects.
